Preparing to Sell

Simple and inexpensive touch-ups such as decluttering, repainting, and lawn care can greatly enhance the curb appeal and sale value of your home.  If you are thinking of making more expensive improvements to your home prior to selling, be strategic in your efforts as not every upgrade will translate to a higher sale value, and you may not recoup the cost you paid on upgrades.  Below are a few simple tips that will help you get the most for your house.

1. Declutter

Since you are already planning to move, try packing things up early.  Removing personal items and decorations greatly enhances the space, and helps potential buyers visualize themselves in the home.  

2. Maximize light

Bright, natural light makes all the difference in a home.  Remove heavy draperies, open blinds, and wash windows to let in as much natural light as possible.

3. Neutralize Colors

Repaint brightly colored rooms with more neutral tones – grays, whites, and beiges.  If you have rooms full of dated wall finishes like wood paneling or wallpaper, consider painting over these as well.  These changes can really open up and brighten the interior space, and it helps buyers visualize the possibilities.
